Appraisal Services

Full Appraisals

Includes appraisal property inspection, ANSI Certified Property Measurement*, and detailed market analysis using up to five years of data and state of the art statistical analyses.

Detached Single Family

 A detached single-family home is a private residence that stands on its own lot, offering homeowners space, privacy, and the independence that comes with owning an entire property. 

Attached Townhouse Single Family

A single-family residence that shares one or more walls with neighboring homes, offering the comfort and privacy of ownership along with the charm and community feel of a connected neighborhood. 

Condominium

A privately owned home within a larger community—whether townhouse, apartment, or detached style—offering the benefits of personal ownership combined with shared amenities, exterior maintenance, and a connected neighborhood lifestyle. 

Co-Op

A home where you own shares in a cooperative building rather than the physical unit itself, giving you the benefits of a stable community, shared building amenities, and a more affordable path to home ownership in many desirable areas. 

Multi-Family (Up to 4 Units)

A residential building designed to accommodate two or more separate households—such as a duplex, triplex, or small apartment building—allowing owners to live in one unit, generate rental income, or invest in long-term equity growth.

Hybrid Appraisal

An inspection is performed by a property inspector, who transmits the data to the appraiser for review, analysis, and inclusion in the appraisal report.

Desktop Appraisal

A desktop appraisal provides a professional estimate of a property’s value without an in-person inspection, using public records, MLS data, and market research. This streamlined and cost-effective option is often used for lower-risk lending, portfolio review, or homeowner planning, though it may not meet all lender requirements for traditional mortgage underwriting. 

Exterior-Only Appraisal

An exterior-only appraisal provides a professional estimate of a property’s market value based on an exterior inspection, public records, MLS data, and comparable market analysis. This limited-scope appraisal is often used for refinancing, portfolio reviews, and certain lending scenarios, offering a faster and more cost-effective option while still delivering a reliable valuation. 

Review Appraisal

A private review provides an independent, professional evaluation of an existing appraisal report with an independent value opinion to ensure its accuracy, credibility, and compliance with industry standards. This service is often used by homeowners, attorneys, and financial professionals to verify value conclusions, identify errors or omissions, and gain confidence in important real estate decisions. 

*The ANSI measurement standard does not apply to Condominium or Multi-Family properties. However, all measurements are to the nearest 1/10 of a foot as set by the ANSI standard.

This provides a hyper-accurate measurement of the home using ANSI Z765-2021 standards, complete with an appraisal-quality building footprint sketch, detailed area calculations, a certified square footage report, and professional digital floor plans powered by CubiCasa. 

Appraisal Report Review

This provides an independent, professional evaluation of an existing appraisal report without formulating an independent value opinion. We will review a report to ensure its accuracy, credibility, and compliance with industry standards. 

Legal Appearance/Testimony

$150/hour

We will provide credible, defensible real estate valuation support for attorneys, courts, and clients involved in legal proceedings. As licensed, certified appraisers, we offer clear, unbiased testimony and professional valuation analysis for cases involving divorce, estate disputes, tax appeals, and other real property matters—ensuring that your position is backed by authoritative market data and industry-standard methodology.
